Due to continued expansion we are hiring a Turnover Manager in Limerick.

The Turnover Manager will be responsible for the establishment, implementation and maintenance of the project Turnover and Completions Plan in line with company procedures and the Client’s specifications.

Key responsibilities:

  • Collaborate with project managers, engineers, and subcontractors to develop a comprehensive completions and turnover plan for all CSA, & MEP commissionable and non-commissionable systems.
  • With planners, package managers, subcontractors, develop the walkdown and turnover schedule in line with the overall project program.
  • Ensure alignment between construction milestones, commissioning activities, and walkdown and turnover schedule.
  • With project team, ensure adherence to walkdown and turnover schedule and generate look ahead schedules as required.
  • Manage the walkdown team
  • Oversee the completion of system punch lists as they relate to MC and system handover.
  • Develop and maintain a detailed turnover package including equipment data sheets, as-built drawings, O&M manuals, test records, and other relevant documentation.
  • Review and verify subcontractor turnover documentation for accuracy, completeness, and adherence to project requirements.
  • Prepare and submit turnover packages to clients and regulatory authorities according to specified deadlines.
  • In conjunction with the Commissioning Manager & the MEP team, coordinate with other trades and disciplines to ensure a seamless integration of mechanical & electrical systems into the overall project.
  • Assist the Commissioning Manager to oversee the commissioning and testing of mechanical & electrical systems, ensuring compliance with design specifications, safety regulations, and industry standards.
  • Implement and maintain quality control procedures to ensure the accuracy and completeness of turnover documentation.
  • Conduct regular audits of turnover packages to verify compliance with project requirements and industry standards.
  • Address non-conformities and implement corrective actions to ensure compliance and continuous improvement.
  • Liaise with clients, project stakeholders, and regulatory authorities to address turnover-related queries, clarifications, and approvals.
  • Provide regular progress updates to project management regarding turnover activities, potential risks, and mitigation strategies.

Specific Requirements

  • Experience as a Turnover/QA Manager on large scale projects
  • Previous projects experience on Pharma / Medical Devices / Data Centre projects ideal
  • Third Level qualification in Construction Management, Civil Engineering or Building Services Engineering
  • 8+ years’ experience
  • Strong ability to collaborate and work as part of a team.
  • Excellent IT skills – Experience of using EIDA an advantage.
  • This role may suit a Project or Package Manager, looking for a different challenge, who has worked in the above type project environments with the experience of delivering and turning over packages in line with the standards expected on these project types.
