The Village at Rathborne
The Village at Rathborne is a 39,000 square metre Design & Build mixed use development of 257 high quality finished apartments in 3 feature blocks of up to 8 stories over a basement. The development also includes underground parking facilities of 13,500 square metres, with 3,600 square metres of commercial and retail space with a pub and restaurant. We also completed substantial infrastructural works to new access roads, a canal docking berth, Ashtown train station and the pedestrian bridge over the Royal Canal.
This novated Design & Build, lump sum fixed price contract, with a separate Civil Design & Build contract, allowed a four month lead in for design development led by John Paul Construction. This early contractor involvement facilitated the integration of many value engineering solutions for our Client. An expansive contract of this nature required tremendous flexibility on our part to ensure that the evolving Client requirements could be seamlessly integrated within the design and construction schedules.
The building construction, which incorporates 4900 individual precast twin-wall panels, concrete slabs with 430 bathroom pods required early intensive design co-ordination with detailed scheduling to achieve programme, quality and budgetary success. We instigated a cooperative and co-ordinated approach to expedite quality benchmarking with full scale samples for approval, whilst remaining flexible and accommodative to modifications and change orders to facilitate revised planning and retail design requirements. When changes occurred, we rescheduled activities and re-programmed critical path so we could adhere to agreed target dates and budget.
We managed and co-ordinated the sectional handover to the Client, as well as snagging, closing and occupation of residential units by purchasers. Our Construction Team also dealt directly with Dublin & Fingal Co. Councils, Waterways Ireland and Irish Rail to agree design approvals, as these bodies were ultimately taking charge of all relevant services and areas. We also performed some additional post contract services by co-ordinating, vetting design and providing attendance for the fit out of retail units.
